The Summit at Autumn Hills Proposed Dues Increase for 2022
A Dues increase will be included in SAHA’s proposed budget for 2022. This additional amount will be allocated directly to Capital Reserves.
Per the 2019 Reserve Study, a reserve balance of $1.3 million after 10 years is needed to reach 100% funding. However, achieving that level would require an annual dues increase of $1,350 per lot; this is not practical or feasible for the community.
The Roads Committee in its October 2021 meeting, determined that a reasonable reserve fund balance goal is $500,000. The current balance is approximately $258,000.
If annual dues are not increased at all, the reserves will be only 4% funded after 10 years, with a projected balance of $57,000 (based on the Reserves Study) and only 11% funded after 10 years (based on the Road Committee recommendation). This is a critical problem, and if not addressed, we fail in our fiduciary responsibility to plan for long-term capital expenses.
These two options are now being considered:

From each annual dues payment, $800 will be deposited into the operating account, and the balance will be deposited into a reserve savings account.
A $500 dues increase would provide for collecting $66,500 annually for reserves in 2022. A $250 dues increase would provide for collecting $42,750 annually for reserves in 2022. Capital
expenses on road repairs averaged over $55,000 for the last five years.
It’s understood that adding to the dues results in a considerable percentage increase to each owner’s budget, but failing to do so will leave SAHA in a long-term, significantly detrimental reserve funding position.
Please note that SAHA Reserve funds are held in two savings accounts, separate from the SAHA Chase checking account. Use of the funds is restricted for only capital expenses such as asphalt patching & overlay, gates replacement, mailbox replacement, and trail bridge replacement. Reserve funds are not used to pay for legal fees or any other operational expenses.
The 2022 Budget will be presented to the Board for approval during the November meeting and the associated community vote will take place at the AGM in January, 2022.
Annual Dues billing notices will be issued in April, 2022.
